What we collect
When you use this website or our interactive tools, we may collect:
- Contact information you give us directly — name, email, phone number.
- Financial estimates you enter into our tools — income range, debts, credit tier, down payment, property details, and similar planning numbers.
- Basic technical information automatically from your browser — IP address, device type, referring page — used only to keep the site working and secure.
What we do not collect on this site
We do not collect Social Security numbers, full dates of birth, or bank account numbers through the public tools. Sensitive information is collected only through a secure application process after you start a formal loan application with a licensed TMES advisor.
How we use your information
- To respond to your inquiries and prepare your personalized Mortgage Plan.
- To match you with loan programs and state assistance you may qualify for.
- To have a licensed TMES advisor follow up — typically within one business day.
- To improve the accuracy of our educational tools and content.
How information stays on your device
Most answers you enter into our tools (such as the Mortgage Plan Builder and Payment Calculator) stay in your browser while you use the tool. Nothing is transmitted unless you explicitly submit a contact form or click a "Send to TMES" button. We do not store your planning inputs in your browser's localStorage or cookies for later retrieval.
What we do not do
- We do not sell your information to third parties.
- We do not use third-party advertising trackers or retargeting pixels.
- We do not share your data with lead aggregators or lead-buying networks.
Service providers we may use
To run our business, we may share information only with service providers that help us communicate with you securely — for example, our email provider or customer relationship platform. These providers are contractually limited to using your information only to perform services for TMES.
Cookies and analytics
We may use basic first-party analytics to understand which pages help borrowers most. We do not use cross-site tracking or advertising cookies. You can block or clear cookies using your browser's privacy settings at any time.
Children's privacy
Our site is not directed to children under 13 and we do not knowingly collect information from them.
Your rights — including deletion
